Yes, there are portals available that list ninety-something percent of all of the properties available for sale at any one time. They have map searches, price searches, number of bedroom searches, email alerts, in fact any type of search you could think of. But, what they don’t have, is ‘local knowledge’. A property portal cannot tell you what area is best suited for you, what will be coming to the market, what is on the market privately and exclusively.  More importantly, a property portal cannot get to know you as an individual - our relationship with you the buyer is vitally important!

 

We can help you find a property, whether you have a budget in the Millions and are looking for a property with direct beach access, that most of us can only drool over on Instagram or in Architectural Digest, or you are looking for an Apartment with a smaller budget, you will be treated with the same level of service and respect. What we would like in return is the following:

Be Honest - we can’t help you find the property of your dreams if you are not honest about your wishes and/or your budget.  We can guide you through every step and advise you on all of the areas, golf clubs, cycling clubs, restaurants, the best beaches to visit, hiking, schools, transportation links on the Costa Blanca, but we cannot read your mind, we don’t know what type of property you prefer and we don’t know how much money you would like to spend on a property, you do need to tell us! A budget, or a budget guideline will help us narrow our search for you.  Sometimes as I mentioned above, the budget can be in the Millions, other times it can be less, so the needs and desires can be very different.  Each buyer is different and we sincerely want to find you what you are looking for. 

 

It is also very useful to know what position you are in to buy and when you would like to purchase. We have properties that are on the market, some marketed privately and some coming on to the market, so knowing your position is important.

As a brief guideline here is a list of what would be helpful to know to help you find your dream property.  I can assure you all your details and your budget are treated with the utmost confidentiality.

 

Make a list of the top priorities you are looking for and then focus on those that are most important to you.   Do tell us what are the absolute MUSTS, and the areas you would be flexible on.

 

What type of property do you like - Modern Design or a traditional Spanish Finca or other?
What size property would you like?
How many bedrooms?
Do you need a home office?
Do you need a separate apartment?
Do you need a walk in closet?
How many bathrooms?
Would you like a Swimming Pool?
Would you like sea-views?
Large garden or low maintenance?
Do you require privacy?
Do you need a garage?
What area do you prefer.  If you are unsure about the area?
Do you want to be in the countryside?
Do you want to be in the town or village?
What is your preferred budget?
Also, a time frame - are you looking to buy now or in the near future?
Do you need to sell your own property first before being able to purchase a new property?
Do you need a mortgage?

 

With the information above we will select properties for you to look at on paper and then you can narrow down your choices and make a list of those you would like to view.  

 

VIEWING

Firstly, Don't waste time - avoid looking at properties that are out of your budget range, or that you have no intention of buying.

 

Do try and give the Agent enough notice to make appointments for you to view.  We have had requests to view a property with an hours notice, sometimes it is possible but sometimes it is not. Not everyone lives in a ‘show home,' therefore Vendors do appreciate a little time to present their property in the best possible light. 

 

Put aside a whole day, and do a number of viewings, we advise that six is the absolute maximum for one day.  We also suggest that it is better to view on a weekday as it is normally quieter than on the weekends, when the roads are busy and everyone wants to view.  

 

It is very easy to be seduced by a new property and to think with your heart rather than your head, and as they say, it takes less than seven-seconds to make a first impression, so to avoid seduction, remain faithful to your list of priorities.Focus on the things you can't change. This includes the size of the home, the number of bedrooms and bathrooms, the size of the garden, the view and the location. Don't worry about the decor, this is easy to change. Look beyond the surface.  As Grand Designs presenter Kevin McCloud says, “Envisage the potential of a property, not being limited by the present configuration of the walls.” Equally, don’t immediately dismiss a striking interior. Sometimes a feature wall or an unusual colour scheme just needs a little time to show its brilliance.¨

 

On each of the properties you visit with us, we will provide you with a print-out of each property with all the details and photographs. We recommend that you make notes alongside each property, as, after viewing numerous properties, it can become difficult to keep track of the features in each one.

 

It is very rare that you will find the ‘perfect’ property. You will probably never find a house that has every single thing you want. But you will find a place that has most of the things you want, and possibly all of the things you need.  No house is ever perfect and every house will have it’s pros and cons and some may even need a little bit of work in order to fulfil your dreams - so be flexible!

 

YOU HAVE COMPILED YOUR SHORTLIST AND YOU HAVE DECIDED ON ‘THE ONE’.

 

MAKING AN OFFER:

We are always asked what sort of offer would be accepted. This is like asking how long is a piece of string.  The average discount is around 4-5% from asking price, but this will depend on the individual Vendor, their financial position, the urgency of the move etc etc.

Always be respectful with your offer you certainly do not want to upset the Vendor. Everyone wants to get that  "sweet" deal at 20-30% below market value but it happens very infrequently. If something comes on to the market that cheap the Realtors will buy it.  Putting in an offer with the mindset, “It’s a ridiculously low offer but see if they will take it” and “You never know until you ask” is also not recommended.  Trust me, we do know and we are happy to advise you.  Be mindful that the Vendor could be insulted if the offer is too low, resulting in an unwillingness to take you seriously.  

 

There’s no exact science to negotiating but we will happily give you our advice.
